Investment Options

Joint venture - Money partner

Designed for the investor who would like the benefits that Real Estate investments provide, but lack the time or expertise in managing these properties. Panamerican Real Estate Solutions Ltd. finds, negotiates, purchases, tenants and manages the property. The investor is registered along with us on title, meaning he/she remains in control of the property and has the benefits of certain tax deductions from Canada Revenue Agency.

Mortgage Investor

 

Panamerican Real Estate Solutions Ltd., as a private investor has a system in place for you to take control of your R.R.S.P.s investments. If you’re dissatisfied with your current returns or simply want to expand your existing portfolio, you can take control of your future by investing in a first or second mortgage, in essence becoming the bank. Not widely known, one of the vehicles you can invest your self-directed R.R.S.P.s is Real Estate mortgages.

 

How it works:

 

You lend money out to borrower who agrees to pay a set interest for a defined term. You secure this loan through a mortgage registered against the Real Estate property. After the term has elapsed the borrower pays your money back. For more information click here

Co-owner Tenant

 

This option is a form of joint venture. Panamerican and the joint venture partner split the down payment and buy a house, where the JV partner will live. The Partner pays mortgage payments, taxes, repairs and maintenance. Panamerican brings in the good credit and experience. This is a great option for someone who would not qualify for a mortgage under normal circumstances. Example:

 

A Doctor, a professional or anyone with enough money moves to Canada . He/she want to buy a house, but does not qualify because he/she is a recent immigrant and has not established enough credit or the bank is asking for a large down payment to finance the purchase. We step in and buy the property.
